Shelwood Construction and Development is a service-based company that provides renovations for clients. The company will not only be responsible for the renovations for the client but we will start from step 1 which is assessing and analyzing the condition of the property. We can also provide approved drawings and if there is any license required. 

After the construction has begun on a job site, it will be of the utmost importance that the rules and regulations provided by the Ontario Building Code and National Building Code are followed. All of our workers and crew members will be made aware of how important it is to act under these provincial and federal codes because we are not only dealing with client’s money and property but are also responsible for their safety, Framing, drywalling, and flooring also have certain codes that need to be followed.

Our company aims to work under the codes for these trades as well until, however, we dealing with a custom job and we have the permit to conduct construction. E.g the distance between the studs shall be 16 O.C to 24 O.C when building a wall and the load above is also a major factor. We must follow the instructions on the Blueprint Reading of the job site that we are working on.

The houses that were built before the 1970s have completely different dynamics compared to the houses that were built after. If we are contracted with a house that was built before the 1970s we will follow our company’s standard and conduct the following procedure.

The factors our company will consider prior to starting work for the client:-

• Electrical system in the house.
• Asbestos inspection.
• Mold inspection is also removed if needed.
• Assessing the building material used on the house for example plaster was instead of drywall but it is not OBC approved anymore.
